Garage Door Rollers: Where the Grinding Comes From

Rollers are the small wheels on stems that hold the door in its tracks, two per section plus the top fixtures. They carry no lifting load and their only job is guiding the door. Each one has a bearing inside, and the bearing is what wears out. Ten tired rollers are the most common reason a garage door near the beach sounds like it is coming apart.
How this part tells you it is failing

The sound tells you which roller
Steel rollers with unsealed bearings make a noise like a shopping trolley on rough concrete, all the way up and all the way down. That is the whole set, and it means the bearings have lost their grease and picked up grit. A single roller gone flat on one side makes something different: a regular thump, or a hesitation at the same point in the travel every time, because the flat spot comes round once per revolution. Standing inside with the door moving slowly, that one is easy to pick out.
There is a third noise worth separating from the other two. A squeal that rises and falls with the door and comes from up near the shaft is usually an end bearing, and no number of new rollers will quiet it. A rumble that carries up through the wall into a room above is often rollers and panels working together, which is why a roller change on a door with a bedroom over the garage is one of the cheapest improvements available on any door.
Sand is the local variable
Within a few streets of The Strand the bottom two feet of the vertical track fills with fine wind-blown sand, and every cycle drags a roller straight through it. Sand in a bearing is grinding paste. It scores the race, the wheel develops play, and the door starts moving sideways in the track instead of running straight. That is a different failure from the one inland, where a roller simply wears out over time, and it is why a set of rollers on a beachfront block often comes off years before anyone expected to touch them.
Sweeping out the bottom of both tracks every few weeks does more for roller life than any lubricant. A stiff brush, a dustpan, then a rag down the inside of the channel, and nothing else. Do not pack the track with grease. Grease holds sand rather than shedding it, and a greasy track on this coast turns into a black paste that wears wheels faster than a dry channel ever would. Lubricant belongs on the roller stems and the hinge pivots, not inside the track.
Nylon, steel and what sealed actually means
Steel rollers are what builders fit, they are cheap, and they are loud. Nylon rollers run quietly, cannot rust at the wheel, and cost a little more. The number that matters is not really the material though, it is whether the bearing is sealed and how many balls are in it. A ten ball sealed nylon roller on a plated stem is a different part from a seven ball open roller, and it is the one to ask for near the water, because a sealed bearing keeps salt film and sand out of the race.
The stem is the part people forget about. It is steel whatever the wheel is made of, it sits inside the hinge barrel, and on a coastal door it can rust and seize in there while the wheel still looks perfectly serviceable. A roller that will not spin because its stem has locked up drags along the track and scores it. When rollers get quoted, ask what the stem finish is: plated or galvanised stems for roughly 10 to 20 percent more on the parts line last materially longer here.
Doing it yourself, and the one roller to leave alone
Rollers are the friendliest part on the door for a homeowner. The intermediate ones come out by opening or unbolting the hinge, with the door closed and the opener unplugged, and the new one goes back the same way. Work on one section at a time and never take several hinges off at once. A full set of ten fitted runs an estimated $110 to $210, and somebody comfortable with a socket set can get through most of them in an hour on a Saturday morning.
The exception is the bottom roller, and it is a firm one. It sits in the same bracket as the lift cable, which is under spring tension whenever the door is not fully open, so unbolting that bracket releases the load through it. That is a professional job every time, no exceptions. The top fixture is worth leaving as well, since it sets how the door meets the header and how the seal closes against it. Everything between those two is fair game.
